I just sold my house for 16+K over asking and am a happy guy. You were thinking about how much an agent would cost and wondering. Our buyers asked for an inspection and they found a lot of things that I knew about but did not think worth fixing as well as some surprises. Sue has been a real help in keeping things in perspective and knowing the right people to call right away and get things done in a very timely fashion. She has earned every penny I paid her. I will still net out over 14K more than I asked. This is not an advert for Sue, who I would use again, but a comment on what these folks do. They are the grease, the priest and the midwife all rolled into one. She gave very good advise on what how to set the asking price and I know we could not have done this on our own and come out sane on the end of the trip.
